10 Questions to Ask Before You Choose a Custom Home Builder

Choosing a builder is one of the most important decisions in the entire custom home process. The right one becomes a trusted partner. The wrong one becomes a lesson learned the expensive way. We’re not going to tell you to just pick us. What we will do is give you the questions worth asking any builder you’re seriously considering — including us. If a builder can’t answer these honestly and confidently, that’s information too.

1. How many projects are you currently building?

A great builder is in demand. But a great builder also knows their limits. If the answer is a number that makes you wonder how they’re keeping up, ask how your project specifically will be managed. Who is your point of contact? How often will they be on your job site?

2. Who are your subcontractors, and how long have you worked with them?

The builder’s name is on the contract, but the craftsmen doing the work are the ones in your walls. Builders with strong, long-term trade relationships produce more consistent results — because there’s trust, shared standards, and accountability built up over years. Ask whether those relationships are cultivated or whoever happens to be available.

3. Can I speak with past clients — not just read testimonials?

Testimonials on a website are curated. A real conversation with a past client isn’t. Ask for references you can actually call and ask one question in particular: Was there ever a moment things got difficult, and how did the builder handle it?

4. How do you handle changes and unexpected costs?

Surprises happen in construction. What matters is how a builder responds when they do. Ask to understand how they document changes, communicate impacts to budget, and manage client expectations when the unexpected arrives. Clarity here protects both of you.

5. What does your communication process look like during the build?

How often will you hear from them? Through what channels? Who is responsible for keeping you updated? You should never feel like you’re chasing your own builder for information about your own home.

6. What’s included in your base spec, and what’s an upgrade?

This is where bids that look similar diverge quickly. Two proposals can be nearly identical in price but wildly different in what they actually include. Ask for specificity — down to the cabinet hardware, the flooring grade, the insulation spec. The numbers only compare when you’re comparing the same things.

7. How do you handle the design and selection process?

Is there a design team guiding you, or are you handed a catalog and a deadline? The personalization stage shapes the finished home more than almost anything else. Understand how it works and how much real guidance you’ll have.

8. What does your warranty cover, and what happens after it expires?

A one-year builder warranty is standard in Tennessee. But what matters almost as much as the coverage is whether the builder is reachable when something comes up after the fact. Ask about their track record with warranty calls — and what a client should expect in year two.

9. Have you built in this community or on terrain like mine before?

Building on a mountain lot requires different knowledge than building in a subdivision. Soil conditions, drainage, access, the way a home sits in relationship to the land — these require experience specific to the setting. Ask whether they know the ground they’d be building on.

10. Why do you do this work?

It’s a simple question that reveals a lot. The best builders aren’t just contractors — they’re people who genuinely love what they build and care about the families they build for.
